The Noble is a 13-story, L-shaped residential tower at the southwest corner of Spring Garden and North 2nd Street in Philadelphia, PA. Located at the southern edge of the Northern Liberties neighborhood, and directly adjacent to SEPTA’s Spring Garden Station, the project serves as the gateway of an emerging district connecting the Northern Liberties and Old City neighborhoods.

The initial scope involved the demolition of an existing 45,000 SF, single story building with a partial mezzanine to make way for the new apartment building.

The completed residential tower includes 360 apartments over structured parking, which can accommodate 84 vehicles, and 25,000 SF of retail, including a flagship City Fitness. Residents can enjoy a variety of amenities, including a 75-foot lap pool, co-working space, bike room, juice bar, an amenity lounge, party room, private landscaped deck, dog run, and over 10,000 SF of outdoor public green space and a plaza featuring a custom mural by Mural Arts of Philadelphia. The outdoor plaza provides a pedestrian-friendly experience to the neighborhood’s street life.

The building features hand-laid brick on both the street and courtyard facades and a curving metal cornice. The porte-cochere curves around a column “tree” – a structural element that splays outward to support the building above.

Hunter Roberts is providing Pre-Construction and Construction Management services for a state-of-the-art Gene Therapy Innovation Center for Spark Therapeutics. Located in the heart of University City on Drexel University’s campus at 30th and Chestnut Streets, the 500,000 SF, six-story, cell and gene therapy center will serve as the Philadelphia-based global center for Roche, and will feature a fully developed and fit-out cGMP manufacturing facility with clean research labs, administrative offices, green roof, and 1 level of below grade parking.

The scope of work required a deep excavation of approx. 50,000 cubic yards of materials and includes an earth retention system. The project is designed to achieve a LEED Silver Certification.­

Trinity Real Estate tasked Hunter Roberts with the complex demolition of two buildings at 68 and 74 Trinity Place to construct a new, mixed-use luxury residential tower planned for the site. The demolition portion of the project included the removal of a 27-story structure and a 5-story structure abutting three other national landmarks in conjunction with the American Stock Exchange Building. The project site passed between two active New York City subway lines which required lane closures on a highly trafficked exit from the Brooklyn Battery Tunnel. Extensive underpinning and site management were required to safeguard the foundations of adjacent buildings and maintain the integrity of the site prior to construction. The scope of the new structure called for an elaborate curtain wall system and high-end interior finishes designed by Pelli Clarke Pelli Architects. ­

Luxury-living in Philadelphia has reached new heights with the completion of The Laurel and 1909 Rittenhouse Apartments. Located on what was the last undeveloped section of Rittenhouse Square, the 50-story tower soars to a height of 604 feet making it the tallest residential building in Philadelphia. The L-shaped property includes an assortment of condominiums, apartments, luxury amenities, retail, offices, and a 120-space underground parking garage.

This community features 185 apartment units in the lower floors (1909 Rittenhouse) and 64 condominiums on the upper floors (The Laurel) with separate lobbies and entrances via a stone-clad entry pavilion. The floor plan features expansive corner residences, offering panoramic views of the city. Residents can enjoy valet parking, an indoor lap pool and hot tub, a five-star fitness center with a luxury locker room, steam room and sauna, yoga and Peloton room, club room and terrace overlooking Rittenhouse Square with bar and catering kitchen, conference room, and dog spa.The tower also includes 44,000 SF of high-end restaurant and retail space on the first three floors wrapping around Walnut, Sansom, and 20th Streets.

The development consists of two structures, a low-rise amenity building, and a high-rise tower which are separated by Moravian Street. Construction of The Laurel began with several utility relocations to allow for a tunnel to be constructed under Moravian Street. The tunnel connects the low-rise amenity building to the tower. In addition to the tunnel, a bridge was constructed over Moravian Street allowing for connection of the 2nd, 3rd and amenity levels of the two buildings. To service The Laurel and the adjacent properties, new water, storm, and sanitary services were installed in addition to communications, electric, and natural gas. Once the two structures were complete, Moravian Street was reconstructed to establish a new streetscape between the buildings with new pavers, curbs, sidewalks, lighting, landscaping, and asphalt paving.

Little Island (Pier55), New York’s most unique public pier and park, is designed to be the premier recreation and entertainment destination on the Hudson River. Located nearly 200 feet off Manhattan’s West side, the “floating park” is accessible by boardwalk-style walkways extending from piers 54 and 56. The parks unique foundation was created by driving approximately 200-cylindrical precast piles each topped with a unique flower petal precast “pot” aligned to form the rolling topographical base of the 2.7-acre park, topped with trees, gardens, grass, benches, railings, and meandering paths. An open-air amphitheater was built on the park’s west side, accommodating public performances with the ambiance from the Hudson River and New Jersey skyline in the background.

Hunter Roberts completed two, new residential colleges that served Princeton University’s “vision of the future”, supported an increasingly diverse cross-section of undergraduate students, and created a close knit, collaborative community of living, learning, socializing, and dining. The program scope included four buildings per college on a 12-acre site, each with 500 beds, dining and community facilities supported by a shared servery, residences for Heads of college, and a faculty apartment. Space also contains a variety of programming amenities such as offices, designated teaching areas, and capacity to accommodate extra-curricular activities. Buildings were designed utilizing Building Information Modeling and achieved a LEED Gold Certification based on its high performance.

Hunter Roberts provided pre-construction and construction management services for The Durst Organization’s latest project: a 66-story, 730-foot mixed-use building in Long Island City, New York. This development features a 940-unit residential tower, including 300 affordable housing units, and offers amenities such as an outdoor pool and first-level retail spaces. Additionally, the project encompasses a half-acre public park, advanced technology infrastructure including a large Main Distribution Frame (MDF) room, a building-wide Uninterruptible Power Supply (UPS) system, and a cogeneration power system. Enhancements were also made to the Queens Plaza subway station entrance. A key architectural highlight is the curtain wall on the south façade, equipped with an electronically activated film in the windows that enables the glass to change tint.

Sven is the only LEED v4 BD+C: New Construction Multifamily Platinum certified structure in existence. In addition, Sven is the largest LEED v4 BD+C: New Construction Platinum certified project in the world.

The project includes the adaptive reuse of the Landmarked Bank of Manhattan building with the historic Clock Tower. The project team provided protection and restoration of the Landmarked building while coordinating logistics with the residential tower.

The logistics were extremely complicated as the site is bordered by the elevated and underground subway trains on the east side and the north side by the East Side Access project, which was under construction by the MTA and will extend the Long Island Rail Road from its main line in Queens to a new terminal under Grand Central Station in Manhattan.

The Queens Parking Garage and Community Space is the first project in the City’s Design-Build Borough Based Jails program. The new garage will provide over 600 new parking spaces for the community, including over 30 charging stations for electric vehicles with infrastructure for over 100 charging stations. A field of photovoltaic panels will cover the top level and enable the parking facility to achieve near zero net energy usage. A two-story, 25,000 SF Community Space is adjacent to the parking structure. A commodious entry plaza with a cascading monumental stair will enhance the Queens government campus and the future detention center.
